Case Study

Mixed-use Commercial & Residential Development.

Overview

This case study relates to a mixed-use development combining new residential accommodation alongside an established commercial occupier. The project required a carefully managed transition from construction completion into occupation, ensuring continuity for existing users while welcoming new residents into the building.

Furlow Estates supported the development through the early operational phase, helping ensure the building entered use smoothly and settled into stable day-to-day operation.

    • Mixed-use building with residential & Commercial elements.

    • Established commercial occupier within the building.

    • New residential accommodation introduced on the upper floors

  • Following completion of construction works, the building moved into occupation within a weeks timeframe. New residents took occupation of the residential units while the commercial space continued to operate as normal.

This period marked the start of live use of the building, with systems, shared areas, and facilities entering day-to-day operation for the first time.

Supporting First Occupation

As with all newly completed buildings, the early weeks of occupation involved residents familiarising themselves with their new homes and the building as a whole. During this period, Structured support is provided to ensure occupiers felt informed, supported, and comfortable as they settled in.

Support during this phase focused on:

  • Clear and consistent communication

  • Guidance on building features and shared facilities

  • Responsive handling of initial adjustments typical of new-build properties

This approach helped ensure a positive experience for both residential and commercial occupiers.

Establishing Stability

As residents became familiar with their homes and the building’s operation, communication naturally reduced and day-to-day use settled into a predictable pattern. Shared spaces, building systems, and routines became well understood by occupiers.

Within a short period following first occupation, the development reached a stable operating position, with residents and commercial users comfortably established within the building.

Outcome

  • Smooth transition from completion to occupation

  • Positive settling-in experience for new residents

  • Continuity maintained for the commercial occupier

  • Building operating as intended in live use

  • Development positioned for long-term management

This project demonstrates the value of a structured, experience-led approach during the early life of a mixed-use development.
