During this early period, the focus is not simply on occupation, but on ensuring that the development transitions smoothly from completion into Homes.
Our role during this phase usually includes.

Phase 1 - Pre Occupation Strategy.
Prior to first occupation, we support the positioning of newly completed developments predominantly for rental and oversee the initial placement. This ensures the building enters use in an efficient manner, with expectations established from the outset.
This phase typically includes:
Occupancy strategy aligned with the nature of the development
Initial placement and pre-occupation communication.
Coordinated preparation for first occupation.

Phase 2 - Occupation & Operational Support
As residents move into the development, we support the critical first occupation period while the building enters live use. During this phase, issues are addressed efficiently, categorised correctly, and managed within a consistent operational framework.
This phase typically includes:
Coordinated support during initial move-in
Proportionate response to early operational issues
Establishment of clear communication and processes

Phase 3 - Stabilisation & Transition.
Once the development is operationally stable, our role shifts to preparing the asset for long-term management. This may involve continued management on a selective basis or a structured transition to in-house teams or appointed managing agents.
This phase typically includes:
Ongoing support during stabilisation
Preparation for long-term management
Structured handover where required
